<p>The industrial warehouse market has vacancy rates around 9.5%.  Although it is a tight market there is plenty of warehouse space available. As of November 2007 according to the Dallas Morning News the industrial warehouse construction was out pacing new office construction. The only other place that compares to Texas is California. There is just over 16 million square feet under construction in the metroplex. Most of that space is already spoken for but there&#8217;s a lot up for grabs.<br />

<p>Although vacancy rates are down from last year and rents are slightly up there is a lot riding on the economy.  If the economy can hold the DFW warehouse market will remain strong. The DFW market remains attractive because of the central location to the rest of the country.<br />

<p>This week LNR Property Corp. announced their acquisition of 300 acres of land  in Fort Worth, Texas. LNR Property Corp. will build a development entitled The Presidio,  which will be used for mixed-use.</p>
<p>Once the project is completed, LNR Property Corp. will have created over one  million square feet of premier <a href="http://www.findcre.com/Fort-Worth-Commercial-Real-Estate.php" title="Fort Worth Retail Space">Fort  Worth retail space</a>. The mixed-use property will be home to several retail  shops, restaurants, a hotel, fitness center, apartment units and office  space.</p>
<p>The project, when completed, will showcase 1,300 luxurious apartment units, a  750,000 square foot hotel and office space, which will be used for medical  purposes. The developers, of Fort Worth, are extremely excited to see this  project break ground.</p>
<p>Ken Kristofek, who is the senior vice president of LNR Property Corporation,  stated that the entire project will cost more than 250 million dollars. This  estimate was based on similar completed commercial projects, in the North Texas  area.</p>
<p>Fort Worth has been a hub for commercial and residential development for the  past few years. In fact, the city of Fort Worth has become a part of the popular  and growing Dallas/Fort Worth Metroplex area.</p>

<p>RLand Properties made an announcement the day after Christmas of their magnificent plans to create a one-of-a-kind retail center spanning twenty-five acres in the Fort Worth area. RLand Properties is a development firm that is based in Colleyville, Texas. The development firm has created a retail center that can only be described as “humorous” and “unique”.</p>
<p>RLand Properties president Kipp Whitman is thrilled to break ground on the Boot Hill Market Center, which totals 120,000 square feet. Boot Hill Market Center is a trio of premier <a href="http://www.findcre.com/Fort-Worth-Commercial-Real-Estate.php" title="Fort Worth retail space">Fort Worth retail space</a>. The plans for the project include a turn-of-the-century building plan that is solely based on Whitman’s own legend. To better understand this rare, comedic design lets hear from Whitman himself.</p>
<p>“Humor is the motivation for RLand’s designs. For example, one of the three retail centers will appear to be upside down,” said Whitman. The one retail center should appear to patrons as if it fell off the edge of a steep cliff.</p>
<p>Whitman shows his personal investment to the property by using his own unique designs and by handpicking each tenant. Whitman picks the tenants based on his personal experience as a customer of their store. Whitman wants the creative settings and the quality tenants to “create and experience” for each patron that makes them fall in-love with RLand Properties’ designs.</p>
<p>So with plans that are totally “upside down” many people are excited about this new retail space that will bring tourists to the northern part of Fort Worth, Texas.
